Process

The construction lifecycle, one phase at a time.

Every project runs through the same five phases, against the same documentation standard. Scroll through the lifecycle to see what happens at each step.

Project lifecycle

From pre-construction to handover, one phase at a time.

Scroll through the five phases of a typical construction project. Each phase is delivered against a documented plan; each handoff is signed off.

  1. 01 Phase 01

    Pre-construction

We confirm scope, budget and programme. A Class 2 estimate and a risk-loaded schedule are produced. Long-lead items are identified and the procurement sequence is locked.

  2. 02 Phase 02

    Substructure & foundations

Foundations, piling and below-grade works are installed. Site logistics, hoarding and temporary works are commissioned before any structure is visible above ground.

    • aria-hidden="true" focusable="false" Temporary works and hoarding

  3. 03 Phase 03

    Superstructure

The frame rises. Cores, slabs and columns are poured or erected to a planned sequence. Quality holds and structural observations are logged at every pour and weld.

    • aria-hidden="true" focusable="false" Cast-in plates and embeds
    • aria-hidden="true" focusable="false" Structural observations logged
  4. 04 Phase 04

    MEP & envelope

Mechanical, electrical and plumbing rough-in runs in parallel with the envelope. Clash detection is run weekly; commissioning logs are opened as systems come online.

    • aria-hidden="true" focusable="false" Weekly clash detection workshops
    • aria-hidden="true" focusable="false" Commissioning logs opened
  5. 05 Phase 05

    Fit-out & handover

Fit-out and commissioning close out the works. The operation and maintenance file is compiled as we go, and the owner is trained before the keys are handed over.
